If pets are allowed at a particular property, we require all pets to be screened using PetScreening.com. Pets must receive at least a "3 Paw" score on their scale in order to be accepted. There will be a pet deposit and/or fee, depending on the number of pets and their "paw score." All applicants with registered service animals will also be required to complete an animal profile, at no charge to the applicant. No more than 2 pets of any kind will be allowed, and pet applications will be subject to property insurance limitations or community deed restrictions.

An application is considered complete when we have received a completed application filled out by each individual 18 and over who will be living at the property along with photo identification, any applicable documents, and the $52 non-refundable application fee for each person. We process one joint application at a time. A joint application is a group of individuals applying to live together.
We consider applications in the order they are received as completed.
A completed application consists of the following. If any of this information is incomplete, you will be notified that the application is in fact incomplete. You will not reserve your order in applicant priority until we receive a complete application.
We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. If any adult applicant appears on a county, state, or national sex offender registry, that individual may provide supplemental information related to rehabilitation, good conduct, and facts or explanations regarding their registry information. We will contact you to request this information and you will have 72 hours from the time the message is sent to provide this information. We will complete our evaluation at the end of that 72-hour period based on what information is available to us at that time.
Pursuant to SMC 14.09.020 Ballard Realty Inc. is prohibited from taking an adverse action against a tenant based on eviction history occurring during or within six months after the end of the civil emergency proclaimed by Mayor Durkan on March 3, 2020, and the Seattle Office for Civil Rights is the department that will enforce any violations of this ordinance.
Once you have submitted the application, we will review the application and documents provided to determine if it is complete and therefore its spot in line of applicants. If we can proceed, we will contact you for the $52 nonrefundable per person application fee, which can be paid with a debit/credit card number over the phone. Applicants will have one hour to respond with application payment information. If Ballard Realty, Inc. has not heard from you within that hour for the application fee payment, we reserve the right to move onto the next completed application.
Once applicants are approved, you will be notified immediately via email. Applicants have 48 hours from the time of approval to complete a signed lease agreement and pay the required move in fees.
If you have limited English proficiency and need to obtain translation or similar services or if you require a reasonable accommodation in the application process, you may submit a request for additional time to complete your application to the e-mail address provided with the listing. If your request is granted, you may be required to provide documentation supporting your need for additional time with your completed application for your application to be considered complete.
